Pre-listing Consultations
All services start with my in-home pre-listing consultation, which is the foundation of any successful staging project. Sellers who choose to live in their homes during the listing period spend far less money to sell their homes than those who move out first and then pay for their vacant homes to be staged. Realtors who include my consultations as part of their listing services add value to sellers over other agents.
When I arrive for a two-hour consultation, my goal is to provide the most value to the seller while I am there. This may include rearranging furniture, rolling up rugs or hanging an art piece on a different wall.
And, of course, I will be verbally providing property recommendations on everything from the curb to the attic to ensure the home warrants a top-dollar listing price. I often recommend a fresh coat of paint or updated light fixtures to attract more potential buyers to the home. I provide paint color selection that is the best neutral color to coordinate with the home’s fixed finishes or cabinetry. I suggest affordable, easy solutions that make a big impact.
My goal is also to make an easier process for the seller(s) to prepare their home for a profitable sale. I have great tips for all types of families to make the process easier and sustainable through the listing period.

Pre-listing consultation: $250 for up to 2 hours
Pre-listing consultation up to 2 hours plus my recommendations in writing: $350
An additional charge may apply for homes that are over 3500 square feet or for those outside my normal service area.
Photo Styling
Once the sellers have carried out my suggested action items, they often request extra help to refine each room before professional photos are taken.
Styling shelves, correctly placing artwork, placement of color, etc., are all part of my skillset in home staging, so my photo styling services will ensure you have the best marketing photos for your listing. I’m happy to help through my photo styling services at $100 per hour (hours estimated prior to scheduling).
Staging Furniture/Decor Rental
One of the biggest impacts for real estate marketing is often bringing in more contemporary furniture and/or decor to elevate the home’s appeal. In this case, as part of the consult, I will make a plan for what is needed and provide a specific cost estimate and timeline to return to stage and photo style the home. The price varies based on what is needed and budget.
Additional Services

Light fixture selection and sourcing, using my trade discounts where available: additional $100
